Yes. Under a limited recourse borrowing arrangement, your self-managed super fund can borrow to purchase a single asset, such as a residential or commercial property. The asset is held in a bare trust until the loan is repaid, at which point ownership transfers to the SMSF. This structure must comply with superannuation legislation, and we work alongside your financial adviser and accountant to ensure the borrowing is set up correctly.

An SMSF can purchase residential investment property, commercial property, and rural or industrial property, provided the acquisition meets the sole purpose test and complies with superannuation rules. Residential property purchased by an SMSF cannot be used by a fund member or any related party. Commercial property, however, can be leased to a related business at arm’s length market rent, which makes it a useful structure for business owners.

SMSF lenders typically lend up to 70 to 80 percent of the property value for residential purchases and up to 65 to 70 percent for commercial property. Your fund must have sufficient liquidity to service the loan and meet its other obligations. Lenders assess the fund’s cash flow, assets, and contribution history as part of the assessment. We identify lenders whose policies are best suited to your fund’s profile.

While we arrange the finance, SMSF borrowing involves superannuation law, taxation, and trustee obligations that sit outside the scope of mortgage broking. We strongly recommend working with a licensed financial adviser and an accountant experienced in SMSFs alongside us.
