The Brokerage recently arranged a $750,000 equity release facility secured against a tenanted commercial property investment, achieving a higher LVR and more competitive pricing than the client’s existing bank was prepared to offer.

Our client held a well-performing tenanted commercial asset and needed to release equity to fund their next move. Their existing bank had already reached its servicing limit, capping the amount available and leaving equity on the table that the client could not access.

Key highlights of the transaction include:

• Financial Analysis: Reviewed the client’s full financial position to identify where the existing servicing constraint could be improved.

Following a detailed assessment of both the asset and the client’s broader financial position, The Brokerage secured a facility with highly competitive pricing, a higher LVR and greater equity release than the client’s existing bank offered, along with a redraw facility to help manage interest costs and cash flow. The structure was also built to allow for potential negative gearing benefits, with a simplified valuation, approval and settlement process throughout.
